But later the demand from the clients for doing A to Z works related to their dream home, Company realizes the same, and extends its service towards the clients are broadened. Thus the reality of TURNKEY Construction concept has adopted by our company from 2012. The stage by stage process for Services 1. Helps the client to indentify the property and helps them to purchase in reasonable price, thus we list out min 5 properties and their last price for deal. NRI clients or their Power of attorney agent shall finalize the property, by talking with direct owner in one sitting. 2. Second stage - according to land area, we submit the detailed plan to the client or their POA, and submit best 5 elevations and their plans utilizing maximum extend of land and vasthu considerations. Here in this stage, Turnkey agreement will be draft and rate fixation will happen. 3. Third stage - If clients needs home loans from nationalized or private sector bank, we shall do all the necessary steps to attain the same in a stipulated time. For the NRI clients, it's better to appoint a Power of attorney for all the dealing with banking and governmental deals. 4. Fourth stage - we shall take all the necessary permits from all Governmental departments such as Building permit, KSEB temporary connection etc. 5. Fifth stage - Agreement for construction shall be signed, and within 1 week fully fledged construction will be started, by the specifications of clients and the finalized plan happened in the second stage. 6. Sixth stage - Successful completion of the project, taking completion certificate from local government authority, application for KSEB, KWA, house numbering, one time property taxation etc happens in this stage. 7. Seventh stage, acquiring KSEB, KWA connections from concerned departments. 8. Eighth stage - Successful handing over (agreement will be remain fixed and the rate remains same upto successful handing over, if found any amount excess with the company, will be refunded with present bank interest rates) OUR EXPERTISE .
